99 Pratt Street Apartments

The former Steiger Department Store has a new purpose in downtown Hartford. The property is in the center of activity at the corner of historic Pratt and Trumbull Streets directly across from the XL Center, the city’s premier entertainment and sports venue, home to the AHL Wolf Pack, UConn Men’s Hockey, and both UConn Men’s and Women’s basketball, as well as host to concerts and other public shows.

The partnership of Shelbourne Global Solutions, LLC, a New York-based commercial property owner and management firm, Hartford-based LAZ Investments, and Lexington Partners is receiving $12 million in a bridge and permanent loan for the 99 Pratt Street project. The conversion includes 72 studios, 19 “studio-plus”, and six one-bedroom units, adding 97 market-rate rental apartments to the downtown area, along with approximately 13,399 square feet of street-level retail space.

The total cost of the redevelopment is approximately $29.8 million.
